Advice for negligent landlord
Landlord has been aware of this potentially dangerous leak since January (Philadelphia)
Hello looking for some advice here, me and my girlfriend (both early 30s) have been renting a house from a really disorganized and incompetent landlord. As per the lease he is responsible for repairs. He has now been here 4 times since January and each time he just frantically runs around our house and talks in circles and pretends like he fixed something and leaves within 10 mins. Meanwhile nothing got done. Everytime we have a question he acts like we are insulting him (e.g. when will you be back to fix the rest) and tells me to “stop being a smartass” which is highly disrespectful and uncalled for.
Just yesterday he came by and spent 2 minutes caulking the tub which of course made no difference at all. I asked if we could just hire someone to fix it and take it offf the rent but he refused and said that he “has crews for that” yet is barely ever available. He treats this place like it’s just an inconvenience during his work day when in reality he is legally obligated to fix this. I want to file a claim with my local license and inspection but I’m not sure if that would actually do anything since he keeps saying he has to come back and fix it not sure if I can make the claim that he “refused” to do repairs. If anyone knows Pennsylvania law and has some advice.
Also the cherry on top? I looked up his records and apparently he hasn’t had a valid renters license since may of 2014. Any advice on how I could retaliate against this malpractice would be great thank you.
