The move in fee is a non-refundable fee you pay for the privilege of moving in. The security deposit is supposed to be the thing you get back when you move out..but in this case it just seems to be a single months rent so I have a feeling they’ll find a way to not return that because the security deposit was just a months rent paid in advanced and they didn’t charge rent on x month so therefore the deposit covered that month.. or some shady BS.
The move in fee is nonrefundable and less than an SD because of it, but serves the same purpose. It is there to pay for damages whenever the landlord gets a tenant that needs to use a bunch of money, sort of like insurance.
The SD is refundable because it only covers your tenancy, and as such is typically a month's rent.
