Discussion $500 town lots 39 km from Regina. I mapped every lot Saskatchewan towns have for sale, and the closest town to the city won't publish a price.

This started as idle curiosity and got out of hand. I wanted to know what land actually costs once you leave Regina, so I started collecting every parcel I could find that Saskatchewan towns, villages and RMs have advertised for sale. There is no central list anywhere, so it meant going through local papers, municipal websites and the Provincial Gazette. 100+ sources by the end, and I still find towns I have missed, so treat it as the best list I have rather than a complete one.

Since this is the Regina sub, here is what it says about here specifically.

Within about 100 km of the city there are 124 parcels for sale right now, 80 of them with a published price. The median ask is about $5,000.

The closest one is inside Regina. The City has a vacant lot on Princess Street up for offers, about a tenth of an acre, and there is no price written anywhere on the listing. You submit an offer and find out.

The cheapest are genuinely cheap. Belle Plaine, 39 km down the #1, has four lots at $500 each, roughly a fifth of an acre. Rouleau is 34 km and has eleven lots from $2,500. Yes, that Rouleau. Earl Grey has two at $2,500, 55 km out, and Lang has ten from $2,500 at 61 km. Qu'Appelle starts at $5,000. Balcarres is further at 85 km but has 55 lots, 38 of them at $5,000, which is the largest single pile of cheap land near the city.

The part that actually surprised me is how often the price simply is not written down. Forty-four of the 124 have no published price. Six of those are tax-title tenders, where there is no asking price by design because you submit a bid. The rest are ordinary town lots where the price exists and just is not online: Pense, the closest town at 26 km, Lipton, which has eighteen of them, and 17 of the 55 Balcarres lots. It is not behind a paywall. You have to phone the town office and ask.

A few things worth knowing before anyone gets excited.

Most of this is not tax sales. Of those 124 parcels near Regina, six are tax-title right now. The rest are ordinary lots the town itself owns and wants someone to build on. I list both because it is the same person looking, but they are different things and the map labels which is which.

A parcel on a tax-enforcement list is not for sale. The owner can pay up or sell privately right until title actually transfers, so a name on an enforcement list means nothing. I only show parcels a municipality has genuinely advertised.

And a $500 lot is $500 for a reason. Some of these towns are shrinking, some lots need services brought in, and a few have something on them you would have to pay to remove. Worth a drive-by before you get attached.

SCAM EMAIL ALERT!!

Crafters! Apparently, another one of our regular Cathedral Holiday Craft Market vendors received this DESPICABLE SCAM EMAIL!!!

The main tip off that this is fake is that the email address is "cathedravillages" — ie, with no terminal "L" on cathedral and a pluralizing "S" on village.

(Also, neither Linda nor I would ever start an email with, "We hope this message finds you well." Blech. But that's a more subtle tell.)

Anyway, that email is not from us!!!!

In fact, we are not reaching out to vendors to get them to sign up for spots in the Cathedral Holiday Craft Market at this moment because THE CRAFT MARKET IS SOLD OUT!!!!

And we are only taking waiting-list sign-ups through our website. If you haven't applied online, then you won't be getting emails from us.

Please, BE VERY CAREFUL OUT THERE!!! Seems like there are dirty-dog scammers behind every bush trying to trick you out of your hard earned crafter-bucks.

If you have any concerns that you may have been contacted by a scammer or have been actually scammed by a scammer, give us a call! Phone our office directly. (You can look up the Cathedral Village Community Association phone number… we're in the phone book & online. I'm so paranoid at the moment I'm reluctant to even mention our phone number in this post for fear it'll… I dunno… summon a Scammer Demon who'll harvest our phone number along with my soul.)

And yeah, if you get one of these emails, get a screen shot and send it along.

And again… THE CATHEDRAL HOLIDAY CRAFT MARKET IS SOLD OUT!!! You can sign up to our waiting list on our website. We will never sell vendor spots in Facebook comments. And watch out for sketchy emails from sketchy jerks.
