The only notaries I've used before were at banks. I am closing on a house in mckinney and would appreciate a recommendation on a notary who would travel to the closing. Got a plumber in Collin County you love? Please share. Needing help with either maintenance or a fix on our tankless water heater that is giving us an error 12/flame failure error. I have been living in McKinney for 20+ years. I am always taking the route of taylor burk and community right by the collin college and for as long as i remembered it has always been a single lane road with two way traffic (i hope im making sense lol) but as mckinney grows its now being used as a two-lane, two-way road and there not really proper traffic lines to indicate. Not complaining just wonder how everyone else drives that street and see what I am seeing when driving that road! It can be confusing!

Title says it all. You would think they would add Dallas to the name either Dallas-McKinney or McKinney-Dallas especially since the airport code is DTX. Did DFW and Love threatened to file a lawsuit if they did that? Other cities with a third airport that is outside of the core metro added the larger city like Chicago Rockford (RFD), MidAmerica St. Louis (BLV) in Belleville, MO, and Orlando Sanford (SFB) for example.

I'm a broker here in DFW, so obviously I look at this stuff for a living, but I pulled the raw MLS numbers for Prosper ISD homes between $500-600k in McKinney/Prosper because I keep having the same conversation with sellers who think it's still 2022 out there.
The market has shifted.
Right now there's 57 active listings just in this price range. That's a ton of homes all competing with each other. And when I looked at what happened to listings that didn't sell, it was kind of wild. 21 got cancelled and 6 expired outright. That's 27 homes, almost 1 in 5, where the seller just... stopped. Changed their mind. The ones that got cancelled sat for 112 days on average before the seller pulled it. The expired ones averaged 193 days, some of those were pushing 300+.
Meanwhile the homes that did sell went for about 96% of list price on average and took around 70 days to close. So even the "successful" sales aren't going for full price anymore, they're negotiating.
I don't say any of this to be doom and gloom, it's actually good news if you're a buyer. Sellers sitting 2-3+ months are way more willing to talk price, closing costs, rate buydowns, etc. That's real leverage you just don't get in a tight market.
Anyone else seeing this in their neighborhood? I'll keep researching if it's just this price band or across the board right now in Collin County.
