First time home buyer. I'm in an old rowhome in Kensington. Right as I purchased, a giant luxury building going up behind me took out my back yard wall and removed some of the fence I share with my next door neighbor at the rear of the yard. It's been a mess. I have a tree I've been very concerned about. Eventually, the construction company sealed the wall they took out (after I complained to them and to licenses and inspection). So I do have a haggard back wall of sorts. But with part of the fence still gone, my yard is eroding into my neighbors. The tree loses soil with every rain. I've reached out and nothing has happened. Is this just the way life is? Someone knowingly destroys your backyard and you have to take them to civil court? The worst part is that when I called they said "you're going to see your property value shoot up once these condos open"... Girrrr.. It was a functional and cute yard - part of why I bought - and now I've got rats, and I'm concerned about pets and children running loose. Not to mention, they knocked down a bunch of data cables that just hang in my yard now. Perhaps it's just something I have to eat as part of the joys of home owning? Anyone know any good landscapers who might be able to tackle this disaster?

Tomorrow is my birthday and I was thinking of taking myself out for lunch.

I am a solo parent & typically cook 95% of my food. I am very tight on funds, but figured once in a while is okay as I never go out. I cannot afford an eighty five dollar lunch but would like very delicious options. I typically stay vegetarian most of the week but eat meat once a week, so Any food suggest will do. Also, I do not consume alcohol, so I'm happy to eat at a bar, but do not care for drinks. I work by city hall, so someplace close to there/walkable.

Is there somewhere to get low cost, emergency dental care relatively soon? I broke a tooth last Saturday, and while it's not hurting or bleeding, I'm worried about the potential for infection or worse. I called Penn Dental School (the first result from a Google search) but they said I'd have to wait until September for an initial consultation, which seems a little long given the situation. Considering signing a 16-month lease here. Any current or former residents have honest feedback on management, maintenance, noise, pests, security, parking, or unexpected fees? Would you renew, and is there anything you wish you knew before moving in?

I'm trying to get in to Philly this evening, and the public transit that gets me closest to my destination starts at the 69th St. Transit Station in Upper Darby.

I've been there before, and parked in the large lot that is east of the station, but I noticed that there's a small lot on the other side of the track to the north of the station.

Can anyone tell me if I would be allowed to park in that small north side lot?

I’ve decided in moving to Philadelphia in January. I’m unsure where yet, but I can get a space that fits my budget (~1500).

When you moved to the city, what things did you consider/not consider that made your move better or worse? I feel pretty good about my research into neighborhoods, and have a trip planned to Philly to scope out some areas to confirm. However, I’ve never moved into an urban/downtown area before.

I have heard about the temporary no parking permits for a moving truck, but I’m curious if there’s any other things that people found helpful in their move.

Hey everyone! I’m moving to Philly soon and wanted to get some opinions before I sign a lease.

I grew up in Delaware, so I’ve been into the city plenty of times, but I’ve never actually lived here. I’ll be working in Malvern, so I’m looking for somewhere with a reasonable commute by car (or Regional Rail if it makes sense).

My roommate and I are looking for a 2 bed/2 bath with in-unit laundry, and our budget is around $1,750–1,900/month total.

We’ve mainly been looking in Fishtown, Northern Liberties, Manayunk, South Philly, and Brewerytown. Brewerytown has caught our attention, but we don’t know much about what it’s actually like to live there.
For anyone who’s lived in or knows Brewerytown:

What’s it like day to day?

Would you recommend it for two guys in their early 20s?

Are there blocks or streets we should avoid (or ones you’d recommend)?

How’s the commute to the Main Line, especially Malvern?

Is there anything first-time Philly renters should know before signing a lease?

We’re hoping to make a decision soon, so I’d really appreciate any advice or experiences. Thanks!

For some context I am a student attending WCUPA and housing has been tricky this go around. pretty sure i’m going to transfer after this school year, or maybe even semester but i need a place to stay until then.
Of course, apartments are expensive. but i found two (stonehurst + park lane east) that have studios for under 900$ which i could be able to afford working. My parents can help me but can only do so much. We’re still looking but these might be the only options.
I’ve seen a mixed bag about safety concerns, and both apartments have complaints of mice and roaches. Although, even looking at other apartments a bit more expensive they all have the same complaints.
I want real opinions on these two choices and if there are any recommendations i’d appreciate it.
I want to try living by myself without roommates, and even if i get a roommate i want to be able to afford the apartment solo.
I will probably get a cat if i do for any mice issues, and of course i could get exterminators for the bugs but if they dont help I’m sure there are remedies i can do myself?
the real deal-breaker is any bed bug complaints but i havent seen any if those.
the rooms look fine over the virtual tours and i dont need anything fancy.

for more reference i am 19 and a female, so obviously safety is kind of a big deal. but im only human and can afford so much. the west chester area, exton, and downtownington are all so expensive.

I've been dealing with unresolved maintenance issues with my apartment in Philly and I want to talk to a lawyer/attorney about it to figure out if there's anything I can do legally to get proper repairs done or if I can break my lease without penalty. Recently purchased tickets to a concert that was supposed to be outdoors, and we were planning to attached with a child under two, who would get in free.

The show was moved indoors to Union Transfer. The show is labeled “all ages,” but I’m assuming it’s a bad setup for a child that young, as most indoor venues would be. I’ve never actually been to a show there.

We need to find a babysitter or bail, right?

On a grocery order that would be delivered from a store in Cherry Hill (say Wegmans or Costco) to an address in Center City, how much would you tip? I was thinking given the distance a minimum of $20 might be fair, or 20% if that is a higher amount.

I moved into a row home and the previous tenants had graciously left a trash with old vapes and bagged cat litter ,has rain water on the bottom, making a swell summertime new Tea flavor smelling up the side of my home.

Dumping it on the sidewalk seems like a crime against humanity.

Putting it in the plumbing seems like a crime to the waste water workers and public health.

How do I deal with this biohazard that's been created? Its not a lot maybe 3 inches in a metal can but enough to be a nuisance .

Update: I purchased some Zorbent and turned it into powder that'll be placed in the trash. Its my first time living in a city and I had no idea people just poured things out in the street. I read that the storm drains go to rivers and such so I didn't want to go that route. No judgement it's just a different way of living than I'm used to. Thank you everyone for the time to give me some advice here.

I’m moving to Center City (from KY) for my job and I’m debating whether to bring my paid-off 2007 Toyota Camry (200k+ miles) or sell it. My apartment is within walking distance of work, but I’m worried I’ll regret not having a car for groceries, weekend trips, or getting around outside the city. I lived in Pittsburgh without a car last summer and it was inconvenient, so that’s making me hesitate. For those who live in Center City, is having a car worth the cost of parking, insurance, and maintenance, or is it better to go car-free?

Also, my other option was using my car to move (everything I own will fit in my car) and just sell it at a CarMax in Philly. Is this a good idea? Any issues since it’s registered in Kentucky?
