#Discussion John Abraham just dropped ₹84 crore on a 100-year-old Bandra bungalow, and he's not tearing it down

So this is wild. John Abraham has picked up a nearly century-old bungalow in Bandra West for around ₹84 crore. The property belonged to a Parsi family, the DeVitres, and sits on a quiet lane connecting Turner Road to Hill Road. It's got four bedrooms, a large hall, a garden with fruit trees, and even an outhouse, old-school Bandra charm basically.

What's interesting is that despite paying that much, he reportedly has no plans to redevelop it into a tower, which a lot of buyers would've done given how insane land rates are in that pocket. Apparently the family specifically didn't want to sell to a builder for that reason.

This comes right after he bought another bungalow on Linking Road in Khar for ₹75 crore back in December. Feels like he's on a real estate spree lately. Bollywood folks buying up heritage properties in Bandra/Khar instead of flipping them for towers is honestly refreshing to see, if true.

Anyone know more about the DeVitre family or that stretch of St Martin Road? Curious what these old Bandra bungalows are actually worth on paper vs what people are paying for the land alone.

#Opinion Pagdi flat tenancy question in suburban Mumbai

My friend and his dad lives in a one room pagdi flat of a one storey building near Bandra. The original tenant (name on the rent receipt) is my friend’s grandfather. The landlord is a bit aggressive and has tried in the past to indicate as if my friend doesn’t have much rights which may not be true. The landlord lives with a few other residential and shop tenants in the same building. My friend was wondering if he should sell the tenancy for a price or should he wait for a redevelopment option to come through.

#Discussion Adarsh Tropica Phase 1: Towers were completed 1 year back but possession is still April 2027 – is this a red flag?

I'm considering buying an apartment in Adarsh Tropica Phase 2 (Bangalore) and was looking at the developer's track record with Phase 1.

From what I've seen, the Phase 1 towers appear to have been structurally complete for around a year, but the builder is still saying possession will be as per the RERA timeline (April 2027).

I understand that structural completion doesn't mean the project is fully complete, and there can still be interior work, amenities, landscaping, approvals, Occupancy Certificate, etc.

My question is: Is it normal for a project to remain under construction for this long after the towers themselves are complete, or is this something prospective buyers should consider a red flag?

Mr.A has a lot of land out of which I have purchased 10’Are recently. Soon after that, I sold half of the bought land (around 5 Are) to Mr.B.

Now, Mr.B is trying to get a loan to build a house, but the bank is asking Mr.B to present original deed that I’m holding (which I can help with), but also Mr.A is holding.

Since Mr.B has no connection to Mr.A he can’t ask him anything. I can present my original deed for 10Are. but how can I go back to my seller(Mr.A) again to present his deed to help my buyer to get a loan after all this.

So my question is, if Mr.A doesn’t want to present his original deed then what is the next option for Mr.B ? Secondly, why is encumbrance certificate not enough for the bank to prove that the land is free of other liability ?

I'm reading through the draft Karnataka Apartment (Ownership and Management) Bill, 2026, and came across what seems to be an inconsistency.

The Bill defines an "allottee" as a person to whom an apartment has been allotted, sold or otherwise transferred. It further states:

However, Chapter V, Section 21(5) requires the promoter to form and register an Apartment Owners' Association within three months from the date on which a majority of the apartments have been allotted.

This raises a few questions:

  • If an allottee and an apartment owner are treated differently in the Bill, why should an Apartment Owners' Association be formed before a majority become apartment owners?
  • Should "allotment" be the legal trigger, or would "registered ownership" or "possession after Occupancy Certificate" be more appropriate?
  • During construction, many genuine buyers don't want to become committe/association member because they neither have possession nor the ability to verify construction quality or statutory compliance.

The objective of early association formation is understandable, but I'm not convinced that allotment is the right milestone. It may result in associations being formed before the actual community of homeowners has emerged.

I'd like to hear from:

  • Apartment owners
  • RWAs
  • Builders and developers
  • Lawyers
  • Anyone familiar with apartment laws or RERA

Am I interpreting this correctly, or is there a legal rationale for using allotment instead of ownership as the trigger?

The State Government has invited public comments on the draft Bill before it is finalised, so this seems like a good time to discuss whether this provision needs clarification or amendment.

On one hand, I see resale sellers increasing price by 20%+ in last few months, while on the other hand under construction builders are giving discounts. Unable to explain this dichotomy.

I am planning to buy a plot in a gated community near Budigere Cross, Bangalore, at around ₹9,700 per sq. ft.

Overall, the property looks good in terms of connectivity and proximity to the main roads. However, there is a property at the backside of the community that does not have direct road access. I was told that, as per BDA rules, if that property has no alternative access, they may be allowed to use the roads of our gated community for access.

My main concern is whether I am paying a premium price for a property with this kind of setup. Apart from this issue, I am quite satisfied with the project.

For people familiar with Bangalore real estate, is ₹9,700/sq. ft. reasonable for such a property, or am I overpaying considering the potential access issue?

Anyways I'm currently pursuing my MBA degree in Trichy, Tamilnadu. I was working for a Singapore firm for about a year as a part timer, just 3 weeks back I quit it.

Now I'm doing real estate customer coordination as well as consulting, however, only within Trichy, Tamilnadu. I work with City Properties, doing gated, DTCP & RERA approved residential plots in and around Trichy. Trying to reach three kinds of people: locals who are interested, NRIs with Tamil roots, and Indian citizens working abroad who still have family in Trichy and might want to invest back home or hold a plot for them.

I don't have much experience marketing specifically to this audience, so genuinely asking:

- If someone reached out to you about property back home, what actually made you take it seriously vs. write it off as a scam?

- What should I avoid doing? I've heard things like WhatsApp spam, fake urgency, and withholding details until payment are big red flags — accurate?

- Where do people like you actually go to research this stuff — specific Facebook groups, forums, developers directly, word of mouth from family?

Not trying to sell anything in this post — just want to do this the right way instead of blasting ads at people. Any advice, good or bad experiences, welcome. Happy to answer questions about what I'm working on if it's relevant to anyone here.

#Opinion Buying home at age 29

Hello people. Just wanted to share that I am buying a flat (3BHK) in a society. I have always lived in a very small house (1 RK) but now I am happy that my parents will be having a nice home of their own. I have a few questions and will be very happy if someone can help with this dilemmas?
1. I have made around 10% of downpayment but the agreement of sale is not showing the GST details which I am paying (project has not been granted CC yet) . There are also other charges around 2 lac (generator, line, club charges) which I am paying which is also not included anywhere in the agreement. Is this okay?
2. Banks are giving me 90% of the total cost as ler cost sheet and saying if we go by agreement value then you will get less. They will alter the valuation of the property while loan processing. Is this okay. This will not impact anything or the Stamp duty I will have to pay right?
Note- the builder is good and I have talked with some people in their society everyone had a positive response.

Hello everyone, I recently purchased a flat in a Prestige project through a resale transaction in Bangalore, Karnataka. Since the property has not yet been registered, I first received an Assignment Agreement.

For the Assignment Agreement, I was asked by the Prestige CRM representative to pay franking charges of 0.5% of the sale value (around ₹46,200) to his account before the agreement was executed.

Is there any rule or government provision in Karnataka that states 0.5% of the sale value must be paid as franking charges for an Assignment Agreement? Also, aren't the registration charges and stamp duty payable separately at the time of property registration?
